Performance Standards

Orientation Inspection

Standard: Light fixtures and outlets must be installed, in working condition without any defects, and all bulbs working.

Coverage: During the Final Walkthrough/Orientation Classic will confirm that light fixtures and outlets are installed, in working condition without any defects, and that all bulbs are working. Classic will only repair the electrical items (damaged fixtures) listed on the Final Walkthrough/Orientation Form.

Designed Load

Standard: Electrical wiring must carry its designed load to meet specifications, and outlets, switches, and fixtures must function as intended.

Coverage: During the Limited Warranty period, Classic will repair any electrical wiring that fails to carry its designed load to meet specifications. If electrical outlets, switches, or fixtures do not function during the Limited Warranty period as intended, Classic will repair or replace them.

Fixture and Outlet Locations

Standard: Light fixtures and outlets are installed in general locations indicated on the plans and may vary from locations shown in models and similar plans.

Coverage: Moving fixtures and outlets to accommodate specific furniture arrangements or room use is the Homeowner's responsibility.

Carbon Monoxide Alarms and Smoke Detectors

Standard: Carbon monoxide alarms and smoke detectors are installed in accordance with building codes, which dictate locations.

Coverage: Classic cannot omit any carbon monoxide alarm or smoke detector, and you should not remove or disable any smoke detector. Classic does not represent that carbon monoxide alarms or smoke detectors will provide the protection for which they are installed or intended.

Tamperproof Outlets

Standard: Due to a Federal Statute, your home will have tamperproof (childproof) outlets installed in various locations throughout the home. These locations are determined by the Statute.

Coverage: Classic cannot install non-conforming outlets in these areas.

What's Not Covered

The following are excluded from warranty coverage:

  • Fixtures supplied or installed by the Homeowner - The Classic Limited Warranty excludes any fixture supplied or installed by the Homeowner
  • Power surges - The result of local conditions beyond the control of Classic; these can result in burned-out bulbs or damage to sensitive electronic equipment such as TVs, alarm systems, and computers. Surge protection is suggested
  • Damage from lightning strikes - Excluded from this Limited Warranty coverage
  • Burned-out bulbs - Replacing burned-out bulbs is the Homeowner's responsibility after closing
  • Food spoilage from GFCI-controlled outlets - Classic is not responsible for food spoilage that results from plugging refrigerators or freezers into a GFCI outlet
  • Moving fixtures and outlets - Relocation to accommodate furniture arrangements or room use is the Homeowner's responsibility

Filing a Claim

If you believe you have a warranty issue:

  1. Check the breakers in the main panel box first - a tripped breaker must be turned off before it can be turned on
  2. For outlets, check whether the outlet is controlled by a wall switch or a GFCI, and confirm the GFCI is set
  3. Check if the issue was listed on your Final Walkthrough/Orientation Form
  4. Request Service
