Performance Standards
Cracks
Standard: Concrete cracks should not reach 3/8 of an inch horizontally in width.
Coverage: If concrete cracks reach 3/8 of an inch horizontally in width, Classic will repair them during the First Year of the Limited Warranty Period. Due to the effects of weather that is outside of our control, exterior concrete will only be repaired during the first year of the Limited Warranty Period.
Finished Floors
Standard: Concrete should not crack, settle, or heave in a way that ruptures finish floor materials.
Coverage: During the Limited Warranty Period, Classic will correct cracks, settling, or heaving of concrete that rupture finish floor materials that were installed by Classic during the construction of the home. Classic will not repair or replace floor materials that were installed by the homeowner(s).
Level Floors
Standard: Concrete floors in the habitable areas of the home will be level to within 1/4 inch within any 32-inch measurement, with the exception of an area specifically designed to slope toward a floor drain.
Coverage: During the Limited Warranty Period, Classic will repair any flooring that does not meet the above-mentioned standard.
Settling or Heaving
Standard: Exterior concrete should not settle or heave in excess of 2 inches, cause negative drainage (toward the house), or create hazardous vertical displacement.
Coverage: During the Limited Warranty Period, Classic will repair exterior concrete that settles or heaves in excess of 2 inches, or if such movement results in negative drainage (toward the house) or hazardous vertical displacement.
What's Not Covered
The following are excluded from warranty coverage:
- Color variations - Due to the concrete mix, concrete slabs will vary in color and appearance, especially in replaced sections; color variations are excluded from this Limited Warranty
- Concrete installed by the homeowner - The homeowner assumes full responsibility for any concrete installed after the original closing date, including testing that soil is properly compacted and that the installed concrete does not have a negative impact on the original drainage established for the home; Classic will not, for any reason, repair or replace concrete installed after the original closing date unless the concrete was installed by Classic
- Spalling/delamination (surface chips) - Causes include repeated hosing of concrete for cleaning, pet urine, radiator overflow, fertilizer, uncleared snow and ice, ice-melting agents, and road salts and other chemicals from vehicles; due to the effects of weather that are outside of Classic's control, surface spalling/delamination is excluded from this Limited Warranty
- Damage from vehicles, equipment, or materials - Exterior concrete damaged by vehicles, equipment, or placement of landscape or building materials is excluded from this Limited Warranty
- Floor materials installed by the homeowner - Classic will not repair or replace floor materials that were installed by the homeowner(s)
- Exterior concrete repairs after the first year - Due to weather effects outside Classic's control
Filing a Claim
If you believe you have a warranty issue:
- Measure crack width - coverage applies when cracks reach 3/8 of an inch horizontally in width (first year)
- For interior floors, measure levelness - coverage applies beyond 1/4 inch within any 32-inch measurement in habitable areas
- For exterior settling or heaving, note whether movement exceeds 2 inches, drains toward the house, or creates hazardous vertical displacement
