Performance Standards
Orientation Inspection
Standard: Drywall surfaces must be free of defects at closing.
Coverage: During the Final Walkthrough/Orientation Classic will confirm that drywall surfaces are free of defects. Classic will only repair the drywall defects listed on the Final Walkthrough/Orientation Form.
One-Time Repairs
Standard: Minor cracking, nail pops, or seams may become visible in walls and ceilings due to shrinkage of the wood and normal deflection of rafters and wood studs to which the drywall is attached.
Coverage: One time during the Limited Warranty period, preferably at the Year End Customer Care Appointment, Classic as a courtesy will repair drywall shrinkage cracks and nail pops and will touch up the repaired area using the same paint color that was on the surface when the home was delivered. Touch-ups may be visible.
Workmanship and Warranty-Based Repairs
Standard: Drywall repairs may be needed as a result of poor workmanship (such as blisters in tape) or another warranty-based repair (such as a plumbing leak).
Coverage: Classic will complete the repair by touching up the repaired area with the same paint that was on the surface when the home was delivered. If more than one-third of the wall is involved, Classic will repaint the wall corner to corner.
What's Not Covered
The following are excluded from warranty coverage:
- Drywall repairs beyond the one-time courtesy service - Any other drywall repair is your maintenance responsibility
- Repainting the entire wall or the entire room - Your choice and responsibility
- Custom paint colors or wallpaper applied subsequent to closing - Homeowner responsibility
- Touch-up match - Due to the effects of time on paint and wallpaper, as well as possible dye lot variations, touch-ups are unlikely to match the surrounding area
- Flaws visible only under particular lighting conditions - Classic does not repair drywall flaws that are only visible under particular lighting conditions
Filing a Claim
If you believe you have a warranty issue:
- Check if the defect was listed on your Final Walkthrough/Orientation Form
- For the one-time courtesy repair of shrinkage cracks and nail pops, consolidate all areas - preferably for the Year End Customer Care Appointment
- For repairs caused by poor workmanship or another warranty-based repair, document the cause
