Performance Standards

Orientation Inspection

Standard: The crawl space should be in acceptable condition at closing.

Coverage: During the Final Walkthrough/Orientation Classic will check the condition of the crawl space.

Standing Water

Standard: Crawl spaces may be damp but should not have standing water, provided that you have not altered the drainage nor caused excessive moisture to accumulate and remain in this area with incorrect landscaping.

Coverage: During the Limited Warranty Period Classic will correct conditions that result in persistent standing water.

What's Not Covered

The following are excluded from warranty coverage:

  • Slight dampness - Crawl spaces may be damp; only persistent standing water is corrected
  • Standing water caused by altered drainage - If you have altered the drainage, the condition is not covered
  • Excessive moisture from incorrect landscaping - Moisture caused to accumulate and remain in this area by incorrect landscaping is not covered

Filing a Claim

If you believe you have a warranty issue:

  1. During the Limited Warranty period, report standing water to Classic Homes for inspection
  2. Confirm that drainage has not been altered and landscaping is correctly installed
  3. Request Service
