Caulking is considered a homeowner maintenance item and is not covered by this Limited Warranty.

Performance Standards

Orientation Inspection

Standard: Appropriate areas must be adequately caulked at the Final Walkthrough/Orientation.

Coverage: During the Final Walkthrough/Orientation, Classic will confirm that appropriate areas are adequately caulked and repair any caulking listed on the Final Walkthrough/Orientation Form.

Caulk Types

Latex Caulk: Appropriate for areas that require painting, such as along the stair stringer or where wood trim meets the wall.

Silicone Caulk: Will not accept paint; works best where water is present, for example where tub meets tile or a sink meets a countertop.

Colored Caulk: In areas where stone or tile are installed as a backsplash on countertops or in bath locations, Classic may install caulk that is colored to match the grout. Grout-colored caulk is available at specialty tile stores.

What's Not Covered

The following are excluded from warranty coverage:

  • Caulking maintenance - Caulking is considered a homeowner maintenance item and is not covered by this Limited Warranty
  • Caulk shrinkage and drying - Time and weather will shrink and dry caulking; making needed repairs is routine homeowner maintenance
  • Caulking not listed on the Final Walkthrough/Orientation Form

Filing a Claim

If you believe you have a warranty issue:

  1. Check whether the caulking was listed on your Final Walkthrough/Orientation Form
  2. For caulking that has shrunk or dried after closing, make repairs as routine maintenance
  3. Request Service
