Performance Standards
Exhaust Fan Operation
Standard: Exhaust fans should operate as designed when activated.
Coverage: Fan motors and wiring are covered under electrical system standards. See Electrical System for details.
Attic Ventilation
Standard: Attic ventilation is provided through soffit vents, gable end vents, and/or ridge vents as required by building code.
Important: These vents must remain unblocked for proper attic ventilation.
Normal Behavior: Driving rain or snow may sometimes enter through these vents. Do not cover them - proper attic ventilation is essential.
Mechanical Ventilation
Standard: The mechanical ventilation system should be set to operate a minimum of 15 minutes per hour.
Purpose:
- Balance temperature variations throughout the home
- Provide fresh air from outside to all registers
- Prevent excessive moisture from forming on windows
What's Not Covered
The following are excluded from warranty coverage:
- Bath fan condensation - During extreme cold, condensation can form inside bath exhaust fan venting and drip through the fan. This is caused by temperature differential, not a defect
- Lifestyle-related issues - High humidity from cooking, bathing, or lifestyle choices
- Humidifier damage - Classic Homes does not install humidifiers and is not responsible for any related damage
- Rain/snow through attic vents - Normal during severe weather; vents are code-required
- Blocked vents - Homeowner-caused obstructions
Filing a Claim
If you believe you have a warranty issue:
- Review the Use & Care Guide for troubleshooting steps
- Verify exhaust fans are being used during cooking and bathing
- Check that mechanical ventilation is running at least 15 minutes per hour
- Confirm attic vents are not blocked
