Emergency Conditions

Only structural safety concerns qualify as an emergency. Contact Classic Homes immediately if you have a structural safety issue.

Performance Standards

Orientation Inspection

Standard: Deck must be constructed with no defects or damages at closing.

Coverage: Only the damages, including cosmetic items, listed on the New Home Presentation or Welcome Home Orientation form will be repaired.

Replacement of Wood Framing

Standard: Wood framing should be structurally sound and safe.

Coverage: In extreme situations during the first year where materials are defective or personal safety is involved (at Classic Homes' discretion), we will replace wood framing members deemed defective or unsafe. Replacement materials will vary in color from pieces exposed to elements and use.

Rails and Railing

Standard: Rails and railings must be safe and free of defects.

Coverage: Rails or railing deemed by Classic Homes to be defective or unsafe will be repaired during the full Limited Warranty period.

Natural Wood Characteristics

Standard: Some shrinkage, cracking, splitting, cupping, and twisting are natural occurrences in wood framing.

Coverage: These natural characteristics are excluded from the Limited Warranty.

What's Not Covered

The following are excluded from warranty coverage:

  • Normal shrinkage, cracking, splitting - Natural wood characteristics
  • Cupping and twisting - Natural wood characteristics
  • Color variations in stained wood - Each board takes stain differently; variation increases with weather and use
  • Cosmetic damage after closing - Including nicks, paint fading, or damage sustained after move-in
  • Damage from lack of maintenance - Regular maintenance is required
  • Scratches, dents, stains after closing - Damage from furniture, grills, foot traffic
  • Loose fasteners - Nails and screws working loose is normal maintenance

If you believe you have a warranty issue:

  1. Review the Use & Care Guide for troubleshooting steps
  2. Gather information:
    • Description of safety concern or defect
    • Location on deck
    • Photos if possible
