Performance Standards
Landscape Materials
Standard: Landscape materials installed by Classic Homes are warranted to be properly installed and in healthy condition at the time of installation.
Coverage Period: One growing season, spring through fall (but never longer than 12 months from the original date of purchase).
Verification: During the New Home Presentation, Welcome Home, or post-closing after landscaping is installed, representatives will confirm that landscaping is properly installed and in healthy condition.
Sprinkler System
Standard: Sprinkler systems installed by Classic Homes will function properly and provide adequate coverage.
Coverage: Final adjustments will be made shortly after move-in. Installer will note and correct any deficiencies during the first year.
Curbs, Gutters, and Sidewalks
Standard: Classic Homes documents the condition of concrete street curbs, gutters, and sidewalks prior to closing.
Coverage: Any damage noted will be repaired as part of the transition to public or private ownership.
What's Not Covered
The following are excluded from warranty coverage:
- Trees on lot prior to construction - Trees and other plant materials that existed before construction are not covered for any reason
- Trees removed during construction - Classic Homes will not replace trees removed or damaged during construction
- Landscaping maintenance - Maintenance is the responsibility of the homeowner, district, or HOA
- Damage from lack of maintenance - Including failure to water appropriately
- Sprinkler damage from failure to winterize - Damage from failure to drain the system before freezing is excluded
- Homeowner-installed landscaping - No coverage for landscaping you install
- Erosion - Correcting erosion is homeowner responsibility
- Damage to curbs/gutters/sidewalks after closing - Owner's responsibility to repair
Do not install sprinkler heads within 5 feet of foundation. Excess moisture near the foundation causes settling, movement, wet basements, foundation cracks, and floor slab movement.
