Performance Standards

Floor Level

Standard: Within a room, the floor should appear level when seen from a normal viewing position.

Threshold: Maximum slope of 1 inch over 10 feet, measured between opposite walls or defined limits of the room area.

Coverage Period: 1 year

Plumb Walls

Standard: Walls may vary slightly from perfectly plumb due to natural characteristics of construction materials.

Thresholds:

  • Walls should not be out of plumb more than ¾" in an 8-foot distance
  • Walls should not bow more than 3/8" in any 32-inch measurement

Coverage Period: 1 year

Floor and Stair Squeaks

Standard: Some floor and stair squeaks are unavoidable due to natural wood movement, humidity changes, and normal settling.

Coverage: Although we do not warrant against floor squeaks, we will make one reasonable effort to correct them during the first year.

Note: Squeaks may recur even after repair, and some squeaking is considered normal.

Railings

Standard: Railings should be properly installed without defects.

Coverage Period: 1 year

Note: Stained railings will have variations in color due to wood grain, and some railings have seams from combining components. These are normal and not defects.

What's Not Covered

The following are excluded from warranty coverage:

  • Floor deflection - Floors will bend when walked on, especially in large open spaces; this is normal structural behavior, not a defect
  • Party wall sound transmission - Some sound transmission through shared walls is normal; loud music or high-impact noise may be noticed
  • Window opening variations - Slight variations in window openings due to natural wood characteristics
  • Stain color variations - Color variations in stained railings due to wood grain
  • Floor squeaks beyond one attempt - Additional repair attempts after the one reasonable effort
