Performance Standards

Roof Installation

Standard: The roof is installed to prevent water infiltration under normal weather conditions.

Coverage Period: Classic Homes will repair roof leaks during the first 2 years, except those caused by severe weather or homeowner actions.

Repair Conditions

Standard: Roof repairs are made only when the roof is dry.

Timing: If you report a leak during wet weather, we will schedule the repair for when conditions allow.

Attic Ventilation

Standard: Your roof has vents required by building code for proper attic ventilation.

Normal Behavior: During severe weather, rain and snow may enter through these vents. This is normal and expected, not a defect.

What's Not Covered

The following are excluded from warranty coverage:

  • Severe weather damage - Hail, wind, and storm damage is a homeowner insurance matter
  • Walking on roof - Damage from foot traffic is not covered
  • Roof vents during storms - Water entry through code-required vents during severe weather is normal
  • Ice dam damage - Ice build-up at roof edges during extended cold is weather-related
  • Homeowner-applied treatments - Applying sealers or treatments may void manufacturer warranty
  • Equipment mounting - Damage from mounting equipment or fixtures without professional guidance

Filing a Claim

If you believe you have a warranty issue:

  1. Confirm the water source is actually the roof and not:
    • Plumbing leak from above
    • Open window on higher floor
    • Clogged gutter or downspout overflowing
    • Gap in caulking
  2. Place a container under dripping water where practical
  3. Move personal belongings to prevent damage
  4. If damage occurs, contact your homeowner insurance company
  5. Request Service - Report leak immediately to get on schedule
