Performance Standards​

Initial Installation Quality​

Standard: Painted and stained surfaces are free of defects at the time of closing.

Verification: During the New Home Presentation or Welcome Home Orientation, Classic Homes will confirm that there are no defects in the painted and stained surfaces.

Coverage: Classic Homes will only touch up paint items that were listed on the New Home Presentation or Welcome Home Orientation Form.

Touch-Up During Warranty Repairs​

Standard: When warranty repairs require paint touch-up, Classic Homes will try to blend touch-up areas to match the existing painted surface as closely as possible.

Large Areas: Where applicable, Classic Homes will paint the entire wall (corner to corner) if more than one-third of the wall is affected.

Note: Classic Homes will not repaint an entire room due to paint touch-ups.

Touch-Up Visibility​

Standard: Paint touch-up is visible under certain lighting conditions.

Note: This is expected and excluded from warranty coverage.

What's Not Covered​

The following are excluded from warranty coverage:

  • Touch-up not matching - Even with the same paint mix, touch-ups may not match exactly due to aging and environmental factors
  • Paint fading - Normal aging and weather exposure causes fading
  • Exterior paint deterioration - Weather-related maintenance is homeowner responsibility
  • Wood grain showing through paint - Today's water-based paints often make wood grain visible on painted trim; this is natural
  • Color variations in stain - Because of wood characteristics, color variations result when stain is applied to wood; this is natural
  • Exterior wood cracking - As it ages, exterior wood trim will develop minor cracks and raised grain; this is not a defect
  • Custom paint or wallpaper - Homeowner modifications are not covered
  • Touch-up visibility - Visible touch-ups under certain lighting conditions are expected
Exterior Wood

As it ages, exterior wood trim will develop minor cracks and raised grain. Much of this will occur during the first year. Paint maintenance of wood trim and gutters is the homeowner's responsibility.

    • Was this issue noted on your orientation form?
    • Have you tried cleaning the area first?
    • Do you have your original paint samples?
