Performance Standards
Window Operation
Standard: Windows should operate with reasonable ease and locks should perform as designed.
Pull Force: Most sliding windows (vertical and horizontal) are designed for a 10-pound pull. If more force is needed, lubrication usually helps.
Coverage: During the first year, Classic Homes will provide adjustments on windows that do not operate properly.
Glass Condition
Standard: Window glass should be free of scratches and damage visible from a distance of 8 feet.
At Orientation: Classic Homes confirms that all window glass is free of scratches and damage.
Coverage: Classic Homes will repair or replace windows with scratches readily visible from 8 feet - only those listed on the orientation form.
Broken Seals
Standard: Dual-glazed windows should maintain their seal to prevent condensation between panes.
Indication: Condensation between the panes of glass indicates a broken seal.
Coverage: During the first year, Classic Homes will replace glass with broken seals as a courtesy. After the first year, refer to the manufacturer's warranty.
Screens
Standard: Screens should be intact and properly fitted.
At Orientation: Classic Homes confirms that all screens are not damaged.
Coverage: Only damaged screens listed on the orientation form will be repaired or replaced.
What's Not Covered
The following are excluded from warranty coverage:
- Interior surface condensation - Result of high humidity within the home and low outside temperatures; you influence the humidity level
- Air and dust infiltration - Some infiltration is normal, especially before landscaping is installed in the general area
- Window tinting - If you add tinting to dual-glazed windows, all warranties are voided; damage can result from condensation or excessive heat build-up between panes
- Items not on orientation form - Scratches and damage not documented at closing
- Broken seals after Year 1 - Refer to manufacturer's warranty
Filing a Claim
If you believe you have a warranty issue:
- Review the Use & Care Guide for troubleshooting steps
- Check common issues:
- Window sticks: Apply silicone lubricant to tracks
- Window won't lock: Ensure window is fully closed before engaging lock
- Drafty window: Verify window is fully closed AND latched
- Water in track: Check that weep holes at bottom are clear
- For broken seal (condensation between panes), document with photos
