Caulking is a homeowner maintenance item and is excluded from the Limited Warranty. As a courtesy, Classic Homes will touch up caulking once during the first year of the limited warranty period.
Performance Standards
Orientation Inspection
Standard: All appropriate areas must be adequately caulked at closing.
Coverage: Classic Homes will confirm that appropriate areas are adequately caulked during the New Home Presentation or Welcome Home Orientation and repair any caulking listed on the orientation form.
Courtesy Touch-Up
Standard: As a one-time courtesy, caulking will be touched up during the first year.
Coverage: This is a courtesy service, not a warranty obligation. Only one touch-up is provided.
Caulk Types
Latex Caulk: Used in areas that require painting (stair stringers, wood trim joints, interior joints).
Silicone Caulk: Used in wet areas (tub/tile joints, sink/countertop joints, backsplash areas). Note: Silicone caulk will NOT accept paint.
Colored Caulk: May be installed in areas where stone or tile are installed as backsplash. Grout-colored caulk is available at specialty tile stores.
What's Not Covered
The following are excluded from warranty coverage:
- Ongoing caulking maintenance - Time and weather will shrink and dry caulking; maintenance is homeowner responsibility
- Caulk shrinkage and cracking - Normal wear requiring routine maintenance
- Damage from failed caulk seals - Maintaining seals is homeowner responsibility
- Multiple touch-ups - Only one courtesy touch-up is provided during the first year
Filing a Claim
If you believe you have a warranty issue:
- Check if the issue was noted on your orientation form
- If requesting the courtesy touch-up:
- Note all areas needing attention
- This is a one-time service, so consolidate requests
