Shrinkage of wood trim continues for 2+ years, especially during heating season. All lumber is more vulnerable to shrinkage during heating season.
Performance Standards
Initial Condition
Standard: Wood trim should be installed properly without construction damage at closing.
At Orientation: Classic Homes will confirm that wood trim is installed properly without damage.
Minor Imperfections: Minor imperfections in wood materials will be visible and require no action. These are natural characteristics of wood.
Construction Damage
Standard: Readily noticeable construction damage such as chips and gouges should be documented.
Coverage: Classic Homes will correct only the readily noticeable construction damage listed on the New Home Presentation or Welcome Home Orientation Form.
Shrinkage Behavior
Standard: Shrinkage of wood trim occurs during the first two years or longer, depending on temperature and humidity.
Key Factors:
- All lumber is more vulnerable to shrinkage during heating season
- Maintaining a moderate and stable temperature helps minimize effects
- Wood shrinks less lengthwise than across the grain
What You May See:
- Separation at joints of trim pieces
- Trim pulling away from the wall
- Gaps at mitered corners
- Nail pops
Exterior Trim
Standard: Cracks, twisting, shrinking, and raised grain of exterior trim boards (particularly cedar) are considered normal.
Reality: These are a function of the expansion and contraction of natural wood.
Raised Grain: Because of weather effects on natural wood, expect raised grain to develop over time. This is normal and not a defect in the wood or paint.
What's Not Covered
The following are excluded from warranty coverage:
- Minor imperfections - Natural characteristics of wood
- Shrinkage and separation - Natural occurrence, especially during first two years
- Exterior trim cracks and twisting - Normal expansion/contraction of natural wood
- Raised grain - Normal weather effect on natural wood, not a defect
- Wood rot - Since exterior wood is exposed to elements, it will rot over time even when protected; includes decking, railings, and trim
- Items not on orientation form - Damage must be documented at closing
Filing a Claim
If you believe you have a warranty issue:
