Performance Standards

Unit Construction

Standard: Your individual unit is constructed to the same standards as single-family homes and covered under the standard Limited Warranty terms.

Coverage: See individual warranty sections for specific coverage on items within your unit.

Sound Mitigation

Standard: Construction planning takes sound transfer into account, and steps are taken to mitigate sound transfer between units.

Important: No reasonable method exists that completely eliminates the transfer of sound. Lifestyle and schedule differences among neighbors affect what you may hear.

Expected Sounds

Normal daily activities that may result in sound transfer include:

  • Opening and closing doors
  • Operating appliances
  • Footsteps
  • Running up or down stairs
  • Some vibrations

What's Not Covered

The following are excluded from warranty coverage:

  • Sound transfer between units - Because lifestyles and schedules are outside of our control as the Builder
  • Your awareness of light from neighboring units - Lifestyle dependent
  • Odors from neighboring units - Including cooking and smoking odors; lifestyle dependent
  • Common areas - Common area maintenance and repairs are typically the responsibility of the HOA, not Classic Homes
Common Areas

Contact your HOA management company for common area concerns. Exterior and common area maintenance responsibilities vary depending on the services provided by the management company retained by the district or HOA.

Living in a Multi-Family Community

Your Responsibilities

Each owner has responsibility for their neighbors' peaceful enjoyment of their homes:

  • Stay informed about building policies
  • Ensure your family, guests, workmen, vendors, and service providers are aware of and adhere to building policies
  • Direct questions to the management company or your board

HOA Contact

Keep contact information for your HOA's management company handy for:

  • Common area concerns
  • Neighbor-related issues
  • Building policy questions
  • Maintenance schedule inquiries

Filing a Claim

If you believe you have a warranty issue within your unit:

  1. Verify the issue is within your unit (not common areas)
  2. Review relevant warranty sections for your specific concern
  3. Gather information about the issue
  4. Request Service

For common area or neighbor-related concerns, contact your HOA management company.
