Concrete drives are designed for conventional residential vehicles only. Do not allow moving vans, large delivery trucks, or commercial vehicles on your driveway.
Performance Standards
Cracks
Standard: Cracks should not exceed 3/8 inch horizontally.
Coverage: Classic Homes will repair interior and exterior cracks in excess of 3/8 of an inch horizontally during the first year. Repairs will be by caulking or filling with cement. Classic Homes will not replace concrete due to cracks or color variation in repair materials.
Level Floors
Standard: Concrete floors in habitable areas will be level to within 1/4 inch within any 32-inch measurement.
Coverage: During the limited warranty period, Classic Homes will repair flooring that does not meet this standard. Exception: areas designed to slope toward floor drains.
Settling or Heaving
Standard: Exterior concrete should not settle or heave in excess of 2 inches, or create negative drainage or hazardous displacement.
Coverage: During the first year, Classic Homes will repair exterior concrete that exceeds this standard. Repair may be by lifting the concrete with injected expansive material (drilling small visible holes) at our discretion.
Finished Floors
Standard: Concrete movement should not damage finish floor materials.
Coverage: During the limited warranty period, Classic Homes will correct cracks, settling, or heaving of concrete floors that damage finish floor materials installed by Classic Homes. Floor materials installed by homeowners are not covered.
Spalling/Delamination
Standard: Surface should not chip due to faulty materials or installation.
Coverage: Spalling/delamination from faulty materials or installation (as determined by Classic Homes) will be repaired or replaced during the first year.
Color Variations
Standard: Due to the concrete mix, slabs will vary in color and appearance.
Coverage: Color variations in concrete are excluded from the Limited Warranty.
What's Not Covered
The following are excluded from warranty coverage:
- Color variations - Normal for concrete, especially in replaced sections
- Spalling from chemicals - Damage from deicing agents, pet urine, fertilizer, or radiator overflow
- Damage from heavy vehicles - Moving vans, delivery trucks, commercial vehicles
- Homeowner-installed concrete - Full responsibility assumed by homeowner
- Damage from failure to remove snow - Ice damage from uncleared snow
- Repeated hosing of garage floors - Water penetrating cracks increases soil movement
