Mold can potentially cause serious side effects, such as allergic reactions and infections. Moisture is the only mold growth factor that can be controlled in a home. By minimizing moisture, you reduce or eliminate mold growth.
Performance Standards
Water Leak Response
Standard: During the limited warranty period, Classic Homes will respond to and repair water leaks and intrusions that comply with the Standards of Performance.
Coverage: The underlying water leak may be covered if it is a construction defect covered under warranty terms.
Construction Standards
Standard: Homes are constructed to meet building codes and standards for moisture management, including proper drainage, ventilation, and waterproofing.
Note: Designing or building homes that completely exclude mold spores is impossible—mold occurs naturally and is found everywhere.
What's Not Covered
The following are excluded from warranty coverage:
- Mold growth itself - Mold is the result of moisture and lifestyle factors
- Mold damage - Unless resulting from a covered construction defect
- Humidifier-related damage - Classic Homes does not install humidifiers and is not responsible for damages associated with installation or usage of humidifiers
- Damage from unreported or delayed-report leaks - Failure to report leaks promptly increases your risk and responsibility for repairs
- Homeowner-caused moisture - Moisture from lifestyle factors (inadequate ventilation, excessive humidity, etc.)

Key Prevention Responsibilities
Your Moisture Control Duties
Moisture is the only mold growth factor you can control. You must:
- Ventilate properly - Use exhaust fans when cooking and bathing; do not cover fresh air supply to furnace
- Clean regularly - Mold grows well on dust and dirt
- Maintain caulking - Around windows, doors, sinks, tubs, and showers
- Address condensation - Wipe up immediately and reduce humidity
- Report leaks immediately - During warranty period, report any leaks to Classic Homes
- Know shut-off valves - Be familiar with water shut-off locations
- Maintain drainage - Keep positive drainage away from home
Inspection Areas
Check regularly for signs of water intrusion:
- Inside cabinets under all sinks
- Behind toilets
- Seldom-used closets
- Refrigerator pan
- Air conditioning condensate line, coils, and condenser pan
Filing a Claim
If you discover a water leak that may be a construction defect:
- Review the Use & Care Guide for prevention guidance
- Take immediate action:
- Shut off water at the source if applicable
- Contain water and protect belongings
- Clean up standing water immediately
- Request Service promptly
