Performance Standards
Foundation Design
Standard: The foundation has been designed and installed according to the recommendations of a state-registered structural engineer with engineered approved reinforcing rods.
Water Entry Coverage
Standard: Classic Homes will correct conditions that allow actual water to enter the basement during the structural warranty period.
Requirements: Coverage is contingent on the homeowner having:
- Complied with drainage and landscaping guidelines
- Not altered the original grading
- Maintained gutters and downspouts
Crawl Space Condition
Standard: Crawl spaces may be damp but should not have standing water.
Measurement: Classic Homes will correct conditions directly related to construction that result in persistent standing water, provided you have not:
- Altered the drainage
- Caused excessive moisture to accumulate with incorrect landscaping
Foundation Cracks
Standard: Cracks due to expansion or settlement are common in foundation walls, especially at corners of basement windows.
Coverage: Only cracks that allow water to enter are covered. Cosmetic cracks are normal and excluded.
What's Not Covered
The following are excluded from warranty coverage:
- Cosmetic cracks - Cracks that don't allow water entry are normal shrinkage/settling
- Visible seams - Seams where two concrete pours meet are cosmetic and don't require repair
- Slight honeycombing - Rough texture areas that don't allow water entry
- Water entry after altered drainage - If you or your landscaper alter drainage patterns, coverage may be voided
- Damage from failure to maintain drainage - Gutters, downspouts, and splash blocks must be maintained
- Basement dampness - Some dampness in new construction is normal as concrete cures (1 to 2 years)
