Timing Recommendation

To allow your home to settle, schedule the one-time courtesy repair after living in the home for 10 months.

Performance Standards

Orientation Inspection

Standard: Drywall surfaces should be free of defects at the time of the New Home Presentation or Welcome Home Orientation.

Coverage: Classic Homes will only repair drywall defects listed on the New Home Presentation or Welcome Home Orientation Form.

One-Time Courtesy Repairs

Standard: As a one-time courtesy during the limited warranty period, Classic Homes will repair drywall shrinkage cracks, nail pops, and visible seams.

Repair Process:

  • Touch up the repaired area using the same paint color that was on the surface when the home was delivered
  • Touch-ups may be visible due to paint aging and dye lot variations

Warranty-Based Repairs

Standard: If a drywall repair is needed as a result of poor workmanship or a warranty-based repair:

  • Classic Homes will touch up the repaired area with the same paint that was on the surface when the home was delivered
  • If more than one-third of the wall is involved, we will repaint the wall corner to corner

What's Not Covered

The following are excluded from warranty coverage:

  • Cracks visible only under certain lighting - Drywall flaws that are only visible under particular lighting conditions are not covered
  • Damage after closing - Scratches, holes, or damage occurring after you take possession
  • Custom paint or wallpaper - You are responsible for custom paint colors or wallpaper applied after closing
  • Touch-up matching - Due to the effects of time on paint and wallpaper, as well as possible dye lot variations, touch-ups are unlikely to match the surrounding area
  • Entire wall/room repainting - Repainting an entire wall or room to achieve a perfect match is your choice and responsibility

  2. Gather information:
    • Location of nail pops or cracks
    • Photos of the areas in question
    • Whether this is within the one-time courtesy repair period
