Air Conditioning
Your air conditioning system keeps your home comfortable during warm months. Understanding how it works and providing regular maintenance helps ensure efficient operation and extends the system's life.
If your home has a heat pump system, refer to Heating Systems instead.
How It Works
Your home air conditioning is a closed system - interior air is continually recycled and cooled until the desired temperature is reached. Warm outside air disrupts the system and makes cooling difficult.
For best results:
- Keep all windows closed while AC is running
- Close window coverings on sun-facing windows
- The sun heating through windows can overcome the cooling effect
Routine Maintenance
| Task | Frequency | Time Required |
|---|---|---|
| Check/replace air filter | Monthly | 5 minutes |
| Clear debris from outdoor unit | Monthly | 10 minutes |
| Check that vents are open | Seasonally | 5 minutes |
| Professional maintenance | Annually | N/A |
Air Filters
A clean filter is essential for proper airflow. Dirty filters cause:
- Reduced cooling efficiency
- Higher energy bills
- Potential system freeze-up
- Shortened equipment life
Outdoor Unit Care
Keep it level: The condensing unit (outside) must stay level for efficient operation. If you suspect it's not level, contact Classic Homes during the first year for inspection.
Keep it clear: Remove debris, leaves, and vegetation from around the unit. Maintain clearance on all sides for proper airflow.
Troubleshooting
AC Not Cooling?
Quick Checklist:
- Thermostat is set to "cool" and temperature is set below room temperature
- Blower panel cover is installed correctly on furnace (has safety switch)
- Breakers are ON - both main panel AND 220 disconnect near outdoor unit
- Switch on side of furnace is ON
- Filter is clean and allowing airflow
- Vents in rooms are open
- Air returns are unobstructed

Temperature Variations Between Rooms
Temperatures vary from room to room and floor to floor by several degrees. This is normal and due to:
- Floor plan and room orientation
- Sun exposure
- Window size and coverings
- Traffic through the home
- Heat rising to upper floors
Try this:
- Open vents in rooms you use most
- Partially close vents in unused rooms
- Close window coverings on sun-facing windows
- Readjust when seasons change
What to Avoid
Setting thermostat to 60°F will NOT cool faster - it can freeze the unit and cause damage. Set to your desired temperature (typically 75-78°F).
- Don't block vents or returns - Restricts airflow and reduces efficiency
- Don't run AC with windows open - Wastes energy and prevents proper cooling
- Don't ignore dirty filters - Causes system strain and potential damage
- Don't forget about humidifiers - If you have a humidifier on the furnace, turn it OFF when using AC. Additional moisture can freeze the system.
Thermostat Best Practices
Unlike a light bulb that reacts instantly, your AC needs time to cool the home. If you arrive home at 6 PM when it's 90°F and set the thermostat to 75°F, cooling will take time because the sun has heated the walls, carpet, and furniture all day.
For best results:
- Program the thermostat to a moderate temperature in the morning
- Let the system maintain the cooler temperature throughout the day
- Lower slightly when you arrive home
Seasonal Care
Before Summer
- Replace air filter
- Clear debris from outdoor unit
- Open vents in rooms you'll use most
- Schedule professional maintenance if due
Before Winter
- Turn off humidifier if installed
- Clear leaves from outdoor unit
- Consider covering outdoor unit (check manufacturer recommendations)
