Garage door openers are consumer products with their own manufacturer warranty. Classic Homes does not cover opener equipment, only installation-related door issues during the first year.
How It Works
The garage overhead door operates on a track and roller system with counterbalancing springs. When activated (manually or by opener), the springs assist in lifting or lowering the heavy door panel along the tracks.
Key components:
- Tracks - Guide the door up and down
- Rollers - Allow smooth movement along tracks
- Springs - Counterbalance the door's weight (under extreme tension)
- Safety sensors - Photo-eye sensors that stop/reverse the door if obstructed
- Emergency release - Allows manual operation during power outages

Lubrication Schedule
Every 6 months, apply silicone spray lubricant to:

- Metal rollers (do not lubricate vinyl rollers)

Tips:
- Avoid over-lubricating to prevent drips on vehicles or concrete
- Check that all hardware is tight and operating without binding or scraping
- Use silicone or graphite lubricant on locks (never oil, which stiffens in winter)
Safety Feature Testing
Test the safety reverse monthly:
- Place a 2x4 flat on the ground under the door
- Close the door using the opener
- The door should reverse when contacting the board
- If it doesn't reverse, contact a professional immediately
Troubleshooting
Door Won't Move with Opener
Quick Checklist:
- Door is fully unlocked (manual lock not engaged)
- Emergency release cord hasn't been pulled
- Power to opener verified (check outlet/breaker)
- Remote battery is fresh
Door Reverses When Closing
- Clean photo-eye sensors (small boxes at bottom of each side)
- Check sensor alignment (indicator lights should be steady)
- Remove any obstructions in door path
Door Doesn't Close Completely
- Check for debris in tracks
- Look for damaged weather seal at bottom
- Opener limit switch may need professional adjustment
Manual Operation is Difficult

What to Avoid
Garage door springs are under extreme tension. Never attempt to adjust or repair springs yourself - this is dangerous and should only be done by professionals.
- Don't operate with lock engaged - Can damage the opener
- Don't allow children near moving door - Serious injury risk
- Don't ignore unusual sounds - Grinding or scraping indicates problems
- Don't block photo-eye sensors - Keep tools and stored items clear
- Don't use oil on locks - Use silicone or graphite lubricant only
Understanding Normal Conditions
Light around edges: Garage doors cannot be airtight. Expect:
- Sunlight visible around edges and across the top
- Some precipitation entering in weather conditions
- Some dust entry, especially before community landscaping matures
Minor sag: The door may sag slightly due to its weight and span - this is normal.
Power Failure Operation
Know how to operate your door manually:
- Pull the emergency release cord (usually red)
- Lift door manually by the handle
- To reconnect, pull release cord toward the door and operate the opener
