Performance Standards

Natural Material Movement

Standard: Changes in temperature and humidity cause all building materials to expand and contract. Dissimilar materials expand or contract at different rates, resulting in separation between materials, particularly dissimilar ones. Shrinkage of the wood members of your home is inevitable and occurs in every new home.

Coverage: Since expansion and contraction is a natural occurrence, it is excluded from this Limited Warranty.

What's Not Covered

The following are excluded from warranty coverage:

  • Expansion and contraction - A natural occurrence, excluded from this Limited Warranty
  • Separations between materials - Particularly between dissimilar materials that expand or contract at different rates
  • Small cracks in drywall and paint - Especially where moldings meet drywall, at mitered corners, and where tile grout meets tub or sink; this is normal
  • Caulking maintenance - Even though properly installed, caulking shrinks and cracks; maintenance of caulking is your responsibility

Filing a Claim

Expansion and contraction is excluded from the Limited Warranty. In most cases, caulk and paint are all that you need to conceal this minor evidence of a natural phenomenon. If you believe a related issue is covered under another standard:

  1. Review the applicable standard (for example, drywall or caulking)
  2. Request Service
