Warranty Coverage
Classic Homes provides comprehensive warranty coverage for your new home, organized into several tiers based on the type of coverage.
One Year Coverage on Materials & Workmanship
For a period of one (1) year from the date of closing (the commencement date of the Limited Warranty), Classic Homes expressly warrants to the original homeowner and to subsequent homeowners upon completion of the Warranty Transfer Agreement during the same time frame that the home will be free from defects in materials and workmanship resulting from noncompliance with the standards of performance detailed in this guide.
One Year Coverage on Appliances (Consumer Products)
For purposes of this limited warranty agreement, the term "consumer products" means all major kitchen and laundry appliances, air conditioners, heat pumps, water heaters, and other items that are consumer products for the purposes of the Magnuson-Moss Warranty Act (15 U.S.C., sections 2301-2312) that are located in the home on the commencement date of the warranty.
While the Magnuson-Moss Warranty Act excludes coverage from a builder's warranty for consumer products, Classic Homes, under the limited warranty, expressly warrants that all consumer products will, for a period of one (1) year after the commencement date of this warranty, be free from defects. Classic Homes hereby assigns to homeowner all rights under manufacturers' warranties covering consumer products. This warranty gives you specific legal rights.
Since the warranty on major kitchen and laundry appliances is with you as the homeowner, you will need to register the appliances with the manufacturer and place the service request. You will be provided at the Welcome Home Orientation with the information required to submit a manufacturer service request. While Classic Homes cannot submit the service request, during the first year of the limited warranty we will assist you with any issues you may have with the servicing of these appliances.
Two Year Internal Systems Coverage
For a period of two (2) years, Classic Homes expressly warrants to the original homeowner and to subsequent homeowners during the same time frame that the home will be free from defects in the internal distribution systems, including:
- Electrical distribution system, excluding visible fixtures
- Plumbing distribution system, excluding visible fixtures
- HVAC distribution system, excluding filters and vent covers
- Interior telephone and interior television cable systems, excluding visible fixtures
Eight Year Major Structural Coverage
For a period of eight (8) years from the commencement date of the warranty, Classic Homes expressly warrants to the homeowner and any subsequent homeowners during the same time frame, that the home will be free from major structural defects.
A major structural defect is defined as an actual defect in load-bearing portions of the house that seriously impairs their load-bearing function to the extent that the house is unsafe, unsanitary, or unlivable. For purposes of this definition, the following items comprise the structure of the house:
- Foundation system
- Load-bearing stud walls
- Floor joists
- Beams, columns, trusses, and rafters
Classic Homes' Obligations
If a covered defect occurs during the specified warranty period, Classic Homes agrees to repair, replace, or pay the homeowner the reasonable cost of repairing or replacing the defective item. Classic Homes' total liability under this warranty is limited to the purchase price of the home stated above. The choice among repair, replacement, or payment is Classic Homes'.
Any steps taken by Classic Homes to correct defects shall not act to extend the term of this warranty. All repairs by Classic Homes shall be at no charge to the homeowner and shall be performed within a reasonable length of time, defined as forty-five (45) days from the date on any warranty work order issued by Classic Homes unless other scheduling is arranged with homeowner.
