What Happens Next?
These pages provide a brief overview of the steps in the new-home process. The guides that follow detail those steps and include checklists, agendas, and other materials designed to guide you through each stage and explain our responsibilities as well as yours.
Purchasing a new home is an exciting experience. The process is also complex, with many details to decide and arrange. While Classic Homes builds your new home, you participate by taking care of several important aspects of your purchase. Many of these tasks require your attention during regular business hours, Monday through Friday, usually between 10:00 a.m. and 5:00 p.m. This continues after move-in as we address any warranty items for your new home.
Classic Homes hosts several planned meetings with each home buyer. Written agendas — similar to the samples shown throughout this guide — help us be thorough and efficient, and give you a convenient place to note items for follow-up. Where time frames are specified, your close attention to them helps us deliver your home on schedule.

The steps in detail
Purchasing Your Home
The purchase agreement and its addenda constitute the legal understanding regarding the purchase of your new home. Please read the purchase agreement and all attachments carefully; as with any legal agreement, you may wish to have your attorney review them. Once everything is signed, we suggest you print or store your documents electronically for convenient reference. See Purchasing Your Home.
Arranging Your Loan
After you sign the purchase agreement, finalizing the details for financing is next. You'll find helpful information on preparation, the application, underwriting, and the loan lock in Arranging Your Loan.
Your Home Design
Next comes the exciting process of personalizing your new home with available features, finishes, and colors at the Design Studio. See Your Home Design.
Construction of Your Home
Several tasks must be completed before construction begins — some are ours (permitting, schedules, ordering materials) and some are yours (financing and selections). Near the start of construction, we meet with you at a Home Start Conference to review plans and specifications one final time. We also invite you to a Pre-Drywall Inspection (PDI) to view your home as we complete the rough mechanical stage, just before insulation is installed. For guidelines on safety, site protocols, schedule, and quality, see Construction of Your Home.
New Home Presentation
The New Home Presentation is your opportunity to review the home with your Builder as it nears completion — walking the exterior and interior together and addressing any concerns. See Walkthroughs.
Closing on Your Home
The Welcome Home Orientation typically occurs on closing day. We demonstrate the features of your home, discuss applicable maintenance and warranty details, and confirm that we have delivered your home at the quality level described in our documents and demonstrated in our models — with all your selections correctly installed. The closing itself describes the documents you will sign and the details of transferring ownership. See Closing on Your Home.
Caring for Your Home
Many of your responsibilities as a homeowner — and Classic's responsibilities under our home warranty — are covered in our warranty guide. Classic Homes plans two standard contacts with you during the warranty period; these visits and the procedures for service outside those routine contacts are described in Caring for Your Home.
Homeowners Association & Metro Districts
The services provided by your homeowners association and/or metropolitan district are vital to your enjoyment of your new home and the long-term value of your investment. Understanding those services — and knowing how to get answers to your questions — is covered in HOA & Metro Districts.
